  • Caplow Manzano is hiring a motivated mid-career professional with a strong technical background in architecture.

    Responsibilities

    • Produce detailed drawings from schematic design through construction document phases;

    • Review plans and specifications;

    • Research and understand building and zoning codes and restrictions;

    • Research existing and nextgen technologies and green building techniques;

    • Coordinate with engineers, consultants, and equipment vendors around project implementation over an 18-24 month timeframe;

    • Prepare, review and edit relevant documents (letters, research summaries, meeting agendas, etc).

    Desired Skill Set

    • Background and education in architecture;

    • Proficiency in, Revit, AutoCAD SketchUp, Bluebeam

    • Proficiency in Lumion, InDesign, Photoshop (Desired)

    • Passion for ecology, sustainability, and design;

    Required Experience

  • Caplow Manzano is hiring a motivated professional with a strong technical background in construction and project management. This candidate will be responsible for overseeing day-to-day construction on multiple residential projects.

    Responsibilities

    • Assist with Pre-Construction activities including but not limited to reviewing contract documents, setting project schedules, verifying site logistics and safety setup;

    • Conduct daily site inspections to ensure all construction is in compliance with specifications and to quality standards and track as-built conditions; 

    • Ensure daily compliance with site safety and construction progress;

    • Work proactively with subcontractors to address and resolve on-site issues to avoid delays or rework;

    • Maintain detailed project records, including daily logs, progress reports, photos and inspections;

    • Maintain and review punch list process to ensure all are addressed and executed in a timely manner; 

    • Coordinate all field inspections and approvals;

    • Receive all material deliveries and verify quantities.

    Required Qualifications

    • A bachelor’s and/or master’s degree in construction management, engineering, or equivalent demonstrated experience in the field;

    • In-depth knowledge of construction procedures, equipment, and OSHA guidelines. OSHA 10 or 30 hour certification a plus;

    • Excellent organizational and time-management abilities;

    • Ability to read blueprints, schematics, and construction documents;

    • Experience with construction scheduling software;

    • Strong communication skills; sense of humor; poise under pressure;

    • A minimum of 2-3 years work experience post-degree or at least 8 years in the field with no degree.

  • Caplow Manzano is hiring a Business Manager with experience in construction management. This candidate will be responsible for managing all aspects of construction administration and work closely with the GC and Ownership.

    Responsibilities

    • Review and manage all subcontracts to ensure payment terms and schedules are followed accordingly;

    • Fluidly manage all aspects of construction financials on multiple projects including bookkeeping, subcontractor payments, and schedule of values;

    • Submit and track purchase orders;

    • Develop and maintain relationships with vendors and industry partners;

    • Conduct research as needed across multiple projects, including but not limited to vendors, subcontractors, and materials;

    • Manage community relations, including neighborhood outreach in project areas;

    • Participate in meetings to not just capture minutes, but also determine action items, prepare summaries, and oversee any related operational execution;

    • Administer Human Resources including payroll processing, insurance, compliance, vacation scheduling, etc;

    • Execute additional tasks as needed and assigned by GC or Principals.

    Required Qualifications

    • A minimum of 5 years work experience in construction;

    • Excellent organizational and time-management abilities;

    • Ability to review letters and contracts; eye for detail; good written communication skills

    • Ability to read blueprints, schematics, and construction documents;

    • Experience in small business management, including but not limited to financial and legal contract oversight;

    • Experience with construction scheduling software;

    • Strong communication skills; sense of humor; poise under pressure;

    • A bachelor’s and/or master’s degree in business, construction management, or similar field a plus.
